Prestige Rising Cost Sheet

The Prestige Rising cost sheet is the document that sets out the full cost of a home, not just the base price. A quoted figure of Rs 1.60 Crore is not the amount that reaches the agreement. Several charges stack on top of the base price before a home is yours. This page explains what a cost sheet contains, the base prices for each configuration, and the charges that sit on top, for the pre-launch township at Majiwada, Thane West.

What a Cost Sheet Is

A cost sheet is the itemised breakup of what a home actually costs. It starts with the base price for the unit, then adds every applicable charge line by line. The final figure at the bottom is the amount that reaches your agreement.

Builders quote a headline price to give a starting point. The cost sheet is where the real total appears. So ask for the per-unit cost sheet before you compare one home against another.

Base Prices by Configuration

The base prices below are indicative, on a super built-up area basis, from the project's pre-launch material. They are the starting figure, before the add-on charges.

ConfigurationSize (SBA)Indicative base price
2 BHK1,050 sq. ft.Rs 1.60 - 1.62 Crore
3 BHK1,435 - 1,470 sq. ft.Rs 2.45 - 2.52 Crore
4 BHK2,400 sq. ft.Rs 3.50 Crore

The narrow band on the 2 BHK, from Rs 1.60 to Rs 1.62 Crore, reflects the floor and the unit position rather than a change in size. Prices are indicative and subject to change until the official list is issued.

What Sits on Top of the Base Price

The base price is only the start. The cost sheet then adds the charges below, each of which raises the total.

  • Floor-rise charges apply to the higher floors across the G+45 towers.
  • View premium applies to units facing the Yeoor hills or the Thane skyline.
  • Parking charges are set per the allotted car park.
  • GST is charged as applicable on an under-construction home.
  • Stamp duty and registration are payable as applicable in Maharashtra.
  • Other applicable charges such as club, infrastructure and legal are listed separately.

So the amount in the agreement is meaningfully higher than the base price. Ask for the full breakup before you commit.

How the Total Builds Up

The total runs from the base price upward. Start with the base figure for your configuration. Add the floor-rise and any view premium, which depend on the exact unit. Then add parking and the other builder charges. Finally, GST, stamp duty and registration apply on top.

Two homes of the same size can end up at different totals. The floor, the facing and the parking all move the number. That is why the per-unit cost sheet matters more than the headline price.

Project at a Glance

Prestige Rising is a pre-launch high-rise township by Prestige Group, planned on about 8 acres near Kapurbawdi and Dhokali in Majiwada, Thane West. It is planned as 6 towers of G+45 floors with around 1,500 residences, in 2, 3 and 4 BHK formats. Ghodbunder Road is about 1 km away, Thane West station about 6 km, and the Eastern Express Highway roughly ten minutes by road. The project is at the pre-launch stage, so prices are indicative and approvals are still being confirmed. Buyers should verify the RERA details on the Maharashtra RERA (MahaRERA) portal before booking.
